Relocation specialist and post-construction lead specialists Office Moves have published their 2016 Moving Office Review, revealing that London is topping the table for most office requirements, at 31%, compared to any other city or region in the UK.

The report explains how ‘office move requirements’ are defined as the number of actual requirements for new office spaces that are registered and tracked on the website. It states that there has been a year-on-year rise of requirements of 7%. However, the amount of companies using the site, defined as ‘activity’, has seen an 18% decrease.

All UK regions saw a rise in requirements from last year with the exception of London, down 6%, and Yorkshire & Humber, down 3%. Despite the 6% drop, London still ranks highest, as the business capital of the UK.

The report deemed the West Midlands as the ‘star of the show’, with an impressive 12% increase in requirements, primarily down to Birmingham, ranking 3rd on the postcode comparison.

The Office Moves press release explains how ‘many firms did put their foot on the brakes when it comes to office moves last year, trying to avoid making a decision about their property situation in the run up to Brexit.’

Due to London’s powerful position in the global economy, the city reacted strongly to Brexit, as expected, resulting in a ‘hiatus in activity while businesses took stock of the situation.’

Despite the area of uncertainty, 4 of the top 5, and half of the top 12 most active postcode areas in office moves were in the capital city - London still came out on top.

Office Moves’ Group Commercial Director Simon Rhodes comments, “2017 will provide a host of opportunities, particularly for prospective office move tenants. Many companies will be in a position to move office and could benefit from reduced rents and favourable break options as landlords try to fill any empty spaces and will be highly motivated to do deals.”
